You don't need perfect credit, a huge down payment, or an unusually low amount of debt. And if you're not sure whether you meet the FHA 203k qualifications, don't rule yourself out before speaking with someone who specializes in these loans.

Credit matters, but it is only one part of the loan file. FHA guidelines can offer more flexibility than many borrowers expect, and having a credit score in the 500s does not always mean there is no possible path forward.

For eligible borrowers, the minimum down payment can be just 3.5%, and the renovation costs can be included in the financing rather than requiring you to pay for all those improvements out of pocket after buying the home.
